Introduction

Unit titles have long been a part of the New Zealand property ownership model, presently governed by the Unit Titles Act 2010 (the Act) and the Unit Titles Regulations 2011 (the Regulations), and previously under the Unit Titles Act 1972. This paper focusses on some of the key unit title concepts including:

  •  Body corporate basics;
  •  What to be aware of when purchasing a unit title property;
  •  Body corporate governance;
  •  Alterations – what needs permission from the body corporate, and what doesn’t; and
  •  Short term rentals and body corporates.
